What can people look forward to from Habitat EJC?

In the near term, we are working on smaller multi-family housing, such as the Landes South development, as well as traditional single-family homes on Cliff street, and cottages in Port Townsend and the Tri-Area. Our first large, mixed-income, permanently affordable development in Port Hadlock is underway. Equally as exciting, people will benefit from our Critical Home Repair program, which we have expanded in terms of capacity and geography.

Over the long term, we are striving for more mixed-income, permanently affordable communities. As we collaborate with community partners, we are learning about and incorporating efficiencies in planning and construction, enabling us to serve more people within shorter timelines.

What were the most significant things Habitat did in 2023 to prepare for the future?

Working with the city and county to achieve more efficient land use for housing took us to a new level of service.  The development of multifamily homes at Landes North and progress for a similar community at Landes South are great examples.  By virtue of “zero lot lines,” the homes house more people on smaller lots without sacrificing aesthetics, privacy, dignity and a sense of pride in home ownership.

Additionally, establishing permanent affordability as a cornerstone of our philosophy and practice means that Habitat homes are affordable for first time buyers and remain affordable for future buyers.

Our largest undertakings to prepare for the future have been starting work on the mixed-income development in Port Hadlock of 150 homes, and revitalizing and expanding our Critical Home Repair program. Both initiatives will serve a great many people in our community, from the indispensable workforce, to children K-12 to our aging population.  I would be remiss if I didn’t mention that we’ve expanded the scope of our fundraising to include applications for larger public grants and make people more aware of our Legacy Giving program.

Is there anything else you would like people to know?

The dreams and plans we have are only as strong as the support we receive from the community. We value your feedback, ideas and conversation so we can continue to make housing affordable and serve more people more rapidly. That includes the financial support that this community offers, as well as the enormous number of volunteer hours. Since each home costs more to build than the price of an affordable mortgage, the time, treasure and talent that people such as you contribute are essential to the success of the Habitat program.

Repairs

Home repairs extend the life of a home, often enabling its inhabitants to avoid needing to find a new place to live and sometimes even to age in place. Habitat offers home repair services to those who might not have the means or capacity to repair their own homes. To learn more, click here.

Future Housing

Our vision for the old airfield in Port Hadlock is one in which 120 homes or more can be built on the 17 acres of land.  Habitat would build about one-third of those homes and they would be sold to persons who earn less than 80% AMI.  For the other two-thirds of the homes, Habitat will partner with businesses and developers to create housing for people earning 80% to 150% AMI.  Some of that housing may include rentals in the form of apartments and townhouses.  All of the housing, regardless of who the developer is and who the buyer is, will be part of Habitat’s Permanent Affordability program.
